Termite and Pest Control Help for Atlanta Homes
Subterranean termites, Georgia termite bonds and the termite letter a sale needs, then roaches, mosquitoes, fleas and fire ants. One call, a written quote from a Georgia-licensed company, and no charge for the introduction.
Atlanta is warm and wet for most of the year, built largely of wood over red clay, and shaded by one of the heaviest urban tree canopies in the country. Every pest on this page likes at least two of those three things, and subterranean termites like all of them.

What local companies charge
Recurring general pest service is usually quoted per quarterly visit, commonly around $95 to $200, with a first visit that costs more. Termite work is priced by the size and construction of the house, from a few hundred dollars for a spot treatment to several thousand for a full treatment, plus an annual bond renewal.
Why termites come first here
Every house in metro Atlanta sits inside the range of the eastern subterranean termite. These termites live in the soil, travel up through mud tubes they build over foundations, and eat the wood in sills, joists and porch framing from the inside, so a house can have years of feeding before anything shows. Most Atlanta houses are wood-framed, a lot of the older ones sit on brick piers over a crawlspace, and the clay holds moisture against the foundation for days after a storm.
That is why termite work is the bulk of what a pest company here is asked about: whether a house needs treating, whether the existing bond is worth renewing, and what the termite letter says when the house is sold. The other pests are a nuisance. Termites are the one that changes what a house is worth.
What the company you speak to will do
Look before quoting. For termites that means getting into the crawlspace or around a slab's edges, checking for mud tubes, soft wood and moisture, and drawing a diagram, which Georgia's rules require in the contract. For roaches or ants it means finding where they are coming from. You get a written quote, and a written service record each time anything is applied. Georgia requires both.
A long warm season, and what it means for the rest
Atlanta's pest year does not stop for long. Search interest for pest control here sits between 1,600 and 2,900 a month in the quiet months and climbs several times over in May and June, when ants, roaches and late termite activity all peak together. Mosquitoes breed in anything holding rainwater from spring well into fall, fleas keep going as long as the yard is warm, and fire ant mounds come back after every soaking rain. Recurring service exists because a single spray in July does not cover a season that long.

Common questions
What does it cost to use this site?
Nothing. There is no fee for the introduction and no obligation after the inspection. If you go ahead, you pay the pest control company directly at the price you agree with them.
I found winged insects by a window in March. Is that termites?
Possibly. Native subterranean termites in Georgia swarm during the day in late winter and spring, often on a warm day after rain. Flying ants swarm too. Termite swarmers have straight waists, straight antennae and four wings of equal length that break off easily. Keep a few in a sealed bag or on clear tape for whoever inspects. A swarm indoors means a colony is feeding nearby, but it is not an emergency: damage happens over months and years, not days.
Do I need a termite letter to sell my house?
Georgia requires its own form, the Official Georgia Wood Infestation Inspection Report, whenever a wood-destroying-organism report is used in a property transfer. Whether your particular sale needs one depends on the purchase contract and the buyer's loan; FHA and VA loans often call for it. Ask your agent early, because the inspection should not be the last thing booked before closing.
What is a termite bond?
In Georgia it is a written termite contract. State rules require it to say at the top, in a boxed statement, whether it covers retreatment only or retreatment plus repair of damage within stated limits. That one line is the most important thing on the page. The bond guide goes through the rest.
Are roaches in an Atlanta house a sign it is dirty?
Not necessarily. The large dark roaches people call palmetto bugs or water bugs mostly live outdoors in leaf litter and trees and wander in. The small light-brown German cockroach is the one that breeds indoors and is tied to kitchens and food. They are handled very differently, so tell the company which one you are seeing.
Do you cover my area?
The City of Atlanta first, plus Decatur, Sandy Springs, Brookhaven and Smyrna. Close-in parts of Fulton, DeKalb and Cobb are usually fine too. Give the ZIP when you call rather than guessing.
Are you a pest control company?
No. This site is an advertising and referral service operated by Pinecrest Advisory Services, LLC. When you call or send a request, it goes to an independent local pest control company licensed by the Georgia Department of Agriculture. We hold no pest control licence, do not treat anything ourselves, and take no share of what you pay.
Ask about general pest control
Say what you are seeing and where, and a local pest control company will follow up, usually within a few days for an inspection. Answered Mon–Sat, 8am–6pm · after hours we call back the next morning Or call (470) 665-4393 if it is a swarm in the house or a closing date this week.
